Neighborhood pages tend to repeat whatever the builder said years ago, and the details that cost you money are the ones nobody updates. Providence Plantation runs an $80 voluntary HOA on top of covenants that are not voluntary at all. Encore at Streamside charges $330 a month plus a capital contribution. Cureton is 725 home lots across seven sections under one master HOA. Each one here is built from the county record, the current HOA documents and twelve months of Canopy MLS sales, and says which school assignment actually applies.

Most people arrive knowing they want South Charlotte but not which town, and the town is what sets your tax bill, your schools and whether you get a police department of your own. Pineville carries the highest combined property tax rate in Mecklenburg County for 2025 to 2026. Wesley Chapel charges 2.25 cents per $100. Weddington has no town park and no police force of its own. Every town here gets the same treatment: the current ordinance, the budget, the Census figures, and the source named.
